Management of Real Estate Administration

The organisation of the real estate administration under homes for rent is in the hands of a land agent, member of this professional body, as the person in charge of the department.

a) Renting management:

  • Evaluation of homes for rent, premises and offices.
  • Real estate advising about the type of leasing.
  • Solvency control and selection of the possible tenants.
  • Formalization and register of the leasing agreement.

b) Collection management:

  • The process begins by means of the tenant’s collection through the bank or in our office.
  • By means of computer process the incidents that could appear during the duration and validity of the agreements are registered.

c) Payouts management:

Monthly, we send to the real estate’s register the state of the renting payout. The amount is carried out by means of transfer or in our own offices.

d) Repercussion and rent increasing:

Depending on the date of the agreement we apply the rent increasing corresponding to the cost of life that applies the Spanish National Statistics Institute (INE). The increases on the taxes, excise taxes and services in general will pass on the tenant with the purpose that the rent of the landlord is always updated.

e) Upkeep:

By means of collaboration with different professionals in electricity, cleaning, plumbing, painting and bricklaying, we take care of the upkeep and of all the damages that affect it at the request of the landlord.
